consisting of lounge, dining area and kitchen
First floor there are 2 bedrooms and a

The Quayside and Shopping Precinct can
be accessed by a pleasant level walk.

are 1 mile away
For travel in Poole - Route One bus service operates every 15 minutes
throughout the day Monday - Saturdays which serves Poole Railway Station, the
Coach & Bus Terminus, Quayside, the Shopping Precinct and Poole Hospital.
There is a Route One bus stop approx 100 metres from the house.
Groceries and provisions can be ordered from Sainsburys
or Asda Deliveries and delivered at a time to suit you

Arrival & Car Parking Facilities
The owner or representative of the owner will meet,
greet and hand the keys to guests on arrival to the accommodation.
For delayed arrivals or, if for any reason it is not possible to personally
hand the keys - alternative arrangements will be made to ensure the guests have
access to the property as soon as they arrive.
There is allocated parking for one car on the driveway in front of the
property. There are free visitor parking bays nearby.
The driveway is of brick construction leading to a tiled area, at the front
porch. The tiled area is level with the driveway.
There is an area of loose pebbles on one side if the drive and the part of
the brick driveway that belongs to the neighbouring
property on the otherside.
There is a dropped kerb from the driveway to the
road.
The house number is clearly displayed on the front door.
The front entrance area is well lit from the porch light.
Luggage can be unloaded onto the drive and taken in through the front door

The front door is 80cm wide. On entering the house the front door is hinged
on the right hand side
There is one step up into the house 10cm high 80cm wide 16cm deep
The front entrance area is well lit from the porch light.
Rear Access
The house can also be accessed from the rear of the property, by foot (no car
access at the rear)
Rear garden gate is 90cm wide Hinged on the right, opening onto level paved
garden
Back door is 80cm wide On entering the house the door is hinged on left and
opens out toward the patio garden
One step up into the house is 20cm high,
80cm wide, 15 cm deep
Hall, Stairs and Landing
Ground Floor is open plan style
From front door there is a short corridor housing the coat hooks, this opens
out to the Open Plan Ground Floor.
Smoke alarms are located on the ground floor ceiling and first floor ceiling
Flooring at the front and rear entrance is short pile carpet. Door mats are
at both exit doors.
Open tread carpeted stairs from the Lounge lead to the first floor 2 Bedrooms
and Bathroom
There are 12 stair treads measuring 77cm wide x 27cm deep and the step
up/down is 22cm

Free Space at each side of the bed: 62cm to the left, 90cm to the right, and
86cm, at the end of the bed
Bed can be moved to allow more space on one side if required
Free space in Twin Room
Both beds are placed next to a wall - access is on the right for one bed and
on the left for the other.
Free space between the beds is 160cm
Clear space free of doors and furniture is 160cm x 127cm
The Double bedroom has high and low rails for hanging clothes accessed by
sliding doors
The Twin bedroom has limited access to the built in wardrobe cupboard.
One of the beds can be moved to allow more access to the wardrobe cupboard,
as this will entail moving other heavy furniture, prior arrangement is
necessary, to change the room layout prior to arrival.
Lighting for both bedrooms
Main lighting in both bedrooms is a double wall light. Both rooms have a
dimmer switch
Bedside lights are provided both sides of the bed in the double room
The 2 single beds each have their own bedside lamp.

Bathroom is accessed from the landing
Bathroom door width is 72cm and is hinged on the left. door
opens inwards towards the bath
Flooring is non-slip vinyl cushion floor.
Door handle has a locking mechanism, a release mechanism tool is provided for
door to be un-locked from the outside
Available clear floor space (not including the area taken up by bath, handbasin and WC) is 84cm x 47cm
There is a shower facility provided over the bath.
Mixer taps to the bath with shower attachment. Height of the shower head is
adjustable on the riser rail.
A hinged safety glass shower screen is fitted on the right hand side of the
bath - Access into bath is 76cm
Bath height is 56cm
There are hand grips on both sides of the bath
A non-slip shower mat is provided
Hand basin with mixer tap is set into a work top surface with cupboard under
WC height is 42cm
Space to the left of the WC is 84 cm There is no available space to the right
Walls are part tiled around bath and behind hand basin wall. The remainder of the walls are painted.
There is no window in the bathroom. An air extractor fan operates when the
light is switched on, the fan continues for a few minutes after the light has
been switched off.
The bathroom light/extractor fan switch is on the landing wall on the right
hand side of the bathroom door
There is a shaver socket light located above the bathroom mirror and operated
by a pull cord
The airing cupboard is located in the bathroom.
A torch for emergency lighting is provided in the airing cupboard

BBQ is provided for hirers use
Garden gate, 90cm wide, opens out onto an attractive grassed area with level
pathways leading to the Quayside

EVACUATION PROCEEDURE
In the event of Fire, all occupants must vacate the premises immediately,
using the nearest exit that is safely available.
The safety and well being of our guest is of paramount importance.
The fire extinguisher should only be used if it is safe to do so, and will
not risk the safety of the user
