Introduction
Amberley is a modern 2 bedroom holiday house, set out over 2 floors.

Arrival & Car Parking Facilities
� The owner or representative of the owner will meet,
greet and hand the keys to guests on arrival to the accommodation.
� For delayed arrivals or, if for any reason it is not possible to personally
hand the keys - alternative arrangements will be made to ensure the guests have
access to the property as soon as they arrive.
� There is allocated parking for one car on the driveway in front of the
property. There are free visitor parking bays nearby.
� The driveway is of brick construction leading to a tiled area, at the front
porch. The tiled area is level with the driveway.�
� There is an area of loose pebbles on one side if the drive and the part of
the brick driveway that belongs to the neighbouring
property on the otherside.
� There is a dropped kerb from the driveway to the
road.
� The house number is clearly displayed on the front door.
� The front entrance area is well lit from the porch light.
� Luggage can be unloaded onto the drive and taken in through the front door
entrance

� The front door is 80cm wide. On entering the house the front door is hinged
on the right hand side
� There is one step up into the house 10cm high 80cm wide 16cm deep
� The front entrance area is well lit from the porch light.

� The house can also be accessed from the rear of the property, by foot (no car
access at the rear)

� Back door is 80cm wide On entering the house the door is hinged on left and
opens out toward the patio garden

Hall, Stairs and Landing
� Ground Floor is open plan style
� From front door there is a short corridor housing the coat hooks, this opens
out to the Open Plan Ground Floor.
� Smoke alarms are located on the ground floor ceiling and first floor ceiling
� Flooring at the front and rear entrance is short pile carpet. Door mats are
at both exit doors.
� Open tread carpeted stairs from the Lounge lead to the first floor 2 Bedrooms
and Bathroom
� There are 12 stair treads measuring 77cm wide x 27cm deep and the step
up/down is 22cm

� Both beds are placed next to a wall - access is on the right for one bed and
on the left for the other.

� Clear space free of doors and furniture is 160cm x 127cm

� The Double bedroom has high and low rails for hanging clothes accessed by
sliding doors
� The Twin bedroom has limited access to the built in wardrobe cupboard.�
� One of the beds can be moved to allow more access to the wardrobe cupboard,
as this will entail moving other heavy furniture, prior arrangement is
necessary, to change the room layout prior to arrival.

door to be un-locked from the outside�
� Available clear floor space (not including the area taken up by bath, handbasin and WC) is 84cm x 47cm
� There is a shower facility provided over the bath.
� Mixer taps to the bath with shower attachment. Height of the shower head is
adjustable on the riser rail.
� A hinged safety glass shower screen is fitted on the right hand side of the
bath - Access into bath is 76cm
� Bath height is 56cm�
� There are hand grips on both sides of the bath
� A non-slip shower mat is provided
� Hand basin with mixer tap is set into a work top surface with cupboard under

light is switched on, the fan continues for a few minutes after the light has

pathways leading to the Quayside�
